These Terms of Use apply to your use of ABODI – Home Maintenance & Property Records (“ABODI”, “we”, “us” or “our”), including the ABODI mobile application and related services.

By creating an account or using ABODI, you agree to these Terms.

 

1. About ABODI

ABODI is a home maintenance and property record management tool designed to help users organise property information, track maintenance, store records and documents, and receive maintenance reminders and related insights.

 

ABODI is intended to assist with managing your home. It is not a substitute for professional property, building, engineering, electrical, plumbing, safety, legal, financial or other specialist advice.

 

2. Your Account

You are responsible for providing accurate information when creating and using your ABODI account and for keeping your login details secure.

 

You are responsible for activity carried out through your account.

You must notify us if you believe your account has been accessed without your permission.

 

3. Property Information and Maintenance Recommendations

ABODI may provide suggested maintenance tasks, schedules, reminders, scores or other information based on details you provide about your property.

 

These features are provided as general guidance only.

 

Properties differ in their construction, condition, location, materials and maintenance requirements. You should use appropriate professional advice where necessary and should not rely solely on ABODI when making decisions about the condition, safety, repair or maintenance of a property.

 

4. Home Health Scores and Other Scores

ABODI may generate scores, indicators or assessments based on information contained within your account.

These scores are designed to help you organise and understand your property maintenance activities. They are not professional inspections, valuations, building reports, certifications or guarantees about the condition or safety of a property.

 

5. Information and Content You Upload

You may be able to upload or store information including property details, photographs, invoices, documents, maintenance records and contractor information.

 

You retain ownership of content you upload to ABODI.

You give us permission to store and process this information as necessary to provide the ABODI service.

 

You are responsible for ensuring you have the right to upload and store any information you provide.

 

6. Acceptable Use

You must not use ABODI:

• for unlawful or fraudulent purposes;

• to interfere with or disrupt the operation or security of the service;

• to attempt to gain unauthorised access to ABODI or another user's account;

• to upload malicious software or harmful content; or

• in a way that infringes another person's rights.

 

We may restrict or suspend access where we reasonably believe ABODI is being misused.

 

7. Third-Party Services and Contractors

ABODI may contain information about, links to, or integrations with third-party businesses, contractors or services.

Unless we expressly state otherwise, ABODI does not endorse, guarantee or accept responsibility for the work, advice, availability or services provided by third parties.

 

Any agreement you enter into with a contractor or other third party is between you and that provider.

 

8. Paid Features and Subscriptions

ABODI may offer optional paid features, subscriptions or other purchases.

Where charges apply, the relevant price, billing period, renewal terms and any applicable cancellation conditions will be displayed before you purchase.

Purchases made through an app store may also be subject to the payment, subscription and refund terms of that app store.

 

9. Availability of ABODI

We aim to provide a reliable service but cannot guarantee that ABODI will always be available, uninterrupted or error-free.

 

We may update, modify, add or remove features as ABODI develops.

 

Where reasonably possible, we will try to avoid changes that unnecessarily interfere with your ability to access your information.

 

10. Intellectual Property

ABODI, including its software, branding, design, content, maintenance frameworks, scoring systems and other materials created by us, is owned by or licensed to us and is protected by applicable intellectual property laws.

 

These Terms do not transfer ownership of ABODI or its intellectual property to you.

 

11. Account Deletion

You may request deletion of your ABODI account and associated personal information.

12. Limitation of Liability

To the maximum extent permitted by law, ABODI is provided on an “as available” basis.

We are not responsible for loss or damage resulting from reliance on general maintenance recommendations, reminders, scores or other information provided through ABODI where professional assessment or advice would reasonably be appropriate.

 

Nothing in these Terms excludes or limits any rights or remedies that cannot legally be excluded under applicable law, including rights you may have under New Zealand consumer protection legislation.

 

13. Ending Your Use of ABODI

You may stop using ABODI and delete your account at any time.

We may suspend or terminate access where you materially breach these Terms, misuse the service or create a security risk.

 

14. Changes to These Terms

We may update these Terms as ABODI and its services develop.

Where changes are significant, we will take reasonable steps to notify users.

The latest version of these Terms will be available through our website or app.

 

15. Governing Law

These Terms are governed by the laws of New Zealand.
